Historic Homes
The Twin Cities has beautiful older housing stock — Minneapolis bungalows, St. Paul Victorians, and classic post-war ramblers throughout the first-ring suburbs. These homes have character, but they also have unique inspection considerations: knob-and-tube wiring, original plumbing, foundation issues in older construction, and updates that may not meet current codes.
Climate Considerations
Minnesota's freeze-thaw cycles are hard on homes. We pay special attention to ice dam potential, foundation cracks from frost heave, basement moisture issues, and heating systems that need to handle our winters. We also check for proper attic ventilation and insulation — critical in our climate.
New Construction
Communities like Lakeville, Woodbury, and Plymouth have seen significant new development. While new construction comes with warranties, we regularly find issues that should be addressed before your final walkthrough — improper grading, HVAC installation errors, and code violations that get missed in the rush to close.
